- Personal inspection of your property with a written rental valuation.
- Advertise your property (‘To-Let’ boards, Rightmove and Facebook).
- Supervise all viewings.
- Interview prospective tenants and obtain references.

Tenancy Set-Up:

- Prepare Inventory and Schedule of Conditions.
- Prepare Assured Shorthold Tenancy Agreement (12 months initial term).
- Arrange Gas safety certificate on all gas appliances in property (where applicable).
- Arrange full Electrical safety report including PAT testing of any appliance provided for tenant use.
- Arrange service of Oil Fired Boiler (where applicable).
- Arrange for chimneys to be swept (where applicable).
- Arrange for smoke detectors and carbon monoxide detectors to be fitted (where applicable).
- Arrange for the compilation of an Energy Performance Certificate.
- Physical check in of tenant.
- Collect initial rent payment from the tenant prior to their signing the tenancy agreement.
- Collect deposit from the tenant and register it with The Dispute Service.
- Advise utility companies of meter readings at time of occupation.
- Advise local authority of tenant’s date of occupation.
